Last day of the month.

The A/C repair was $515 for replacing the condenser motor and contactors. No, it did not require freon. This unit is exactly like the other unit we replaced last year with a mini split. It kept leaking out the freon, the expensive stuff, and a $400 charge for freon was not uncommon until he talked us into replacing it. The unit was installed up in the attic before construction was finished, and there is not a scuttle large enough to bring up a new blower, much less remove the old one. That compressor is still out there if someone wants it from last year.

The other unit cools the west side of the house, and this was the first time it required a pro service. Last year I had to vacuum out the drip line as the tray got clogged and tripped the overflow switch. The freon was fine, and we will continue to use this until it has no more breath in it.

A run up to the big city today to take the wife to her lung testing, then getting a CT scan. Back before 3, with even a quick stop at the grocery store. I also dropped off some paperwork at my own cardio doc for my visit on the 11th.

  1. My first house had the hot water heater in the attic and the house was built around it. I couldn’t get it out without cutting rafters so I left it in there. I did have to put in an attic access point in the carport to get the new hot water heater in the attic.

    I had the house “staged” to get it ready to put it on the market. The camera crew will take pictures on the 8th to put it on the market on the 13th but not showing until the 16th. Our realtor has a big marketing plan.

    I am back in NC. I brought up another load and finished filling the store room. I had the house pressure washed today. Nothing has been done to it since the siding was installed in ’06. All of the mold and lichen are gone and the house looks new.

      • I have to get away from Atlanta. Trying to buy a house in the past 2 year housing market with a contingency clause was quickly overlooked as people coming from New York, Colorado, and California had cash and they ran up the prices in bidding wars. The NC move will be temporary. I am wanting to be rural 1 to 10 acres outside of Savannah so that I have less than a hour’s access to the ocean and to Ft. Stewart. I haven’t had a house payment in 14 years and I really don’t want another one.

      • Have heard same around here, although I have not had an Californians running up to me offering over and above pricing for our property. Even so, still gotta have somewhere else to go.
        Don’t get yourself burned out from moving.

      • I had 3 properties that we made offers on go into bidding wars that bumped the price $25-$40k more than the asking price which put them out of our price range. All of the packing, fixing things, and travel back and forth between ATL and NC has made me realize I can’t do the stuff I used to be able to do.

        I am headed to SE GA to look at a house on 8.5 acres of which 6.5 acres are a stocked pond next Tuesday. It has not been listed and it would take 6 to 8 weeks to get it ready to sell or move out. Our realtor in that area is friends with the wife. The owners are getting a divorce and they are willing to do an off the books sale. It is a 12 year old house.

  2. My father was a refrigeration repairman when he was a young teenager. Back then, in the thirties, refrigerant was ammonia, and air conditioning was not on anybody’s radar. My brother used his GI benefits to become qualified to repair anything that uses freon, and he taught me much about air conditioning and refrigeration. Unfortunately, anything that holds freon requires a license from the government entities following the junk science to keep freon at a premium price. Even if I wanted to repair my central unit, getting the parts, or the refrigerant, is something I can’t buy. That, and I don’t have equipment to vacuum the system and check the charge.

    A few years ago, while living in another house, the central unit went south. Not wanting to pay the price to repair it, or have the contractors have me by the balls, I placed enough window units to handle the square footage. It worked, saved me money, and I knew I could replace anything without the permission of the government.

  3. A brother used to work swing shift-that gave him a lot of flexibility to do what he wanted as a newly divorced guy. He was a collector of sorts so got to the point where he got a tax license and sold, traded, or bartered what he wanted when he wanted-mostly with a large group of buddies. One guy he knew was in air conditioning and knew what was coming down the pike with all the talk about outlawing Freon. While he could, he brought in extra freon bottles when he had extra cash. By the time sales were ended he had an entire garage full of the stuff. My guess that was a better investment than going into gold. I even wound up with a bottle for my vehicle systems-still got it, never had to use it even once (of course by that time I had gotten rid of my GM made cars).
